If you’re self employed, mortgage providers will usually ask for your SA302 and tax year overview for the last few tax years. These documents will only be available once you’ve submitted your self assessment tax return with HMRC.
Documents
SA302 - this is a statement given by HMRC that provides evidence of your earnings & income tax calculation for any given tax year.
Tax Year Overview - this is a statement of your tax bill, the tax paid, and any amount outstanding for any given tax year.
There are three ways of getting these documents depending on your circumstances, shown below.
Option 1: If you submit your own self assessment
If you submit your own self assessment tax returns through the government gateway, you should be able to access both your SA302’s and your tax year overview’s online. However, if your accountant submits your self assessment, it’s not possible for you or them to access your SA302 online and so we’d suggest calling HMRC.
Option 2: If we submit your self assessment, the easiest way is to call HMRC
Call HMRC on their self assessment helpline (0300 200 3310) and explain to them that you can’t access your SA302 online because your accountant submits your tax returns on your behalf.
Then ask that they post you the SA302 and tax year overviews for the tax years that your mortgage provider has asked for.
Option 3: If we submit your self assessment & your mortgage advisor accepts accountant SA302 versions
If you are in a rush or HMRC are being awkward about sending out the documents there is another way of doing this.
Some mortgage providers will accept your accountants version of the SA302- a list of these providers can be found here. All mortgage providers are now supposed to accept your accountants version of the SA302 but most don’t for some reason!
If we have submitted your self-assessment on your behalf, you should be able to access our version of an SA302 through Iris Openspace- you can login here. We call it a “personal tax computation” and the tax year it relates to is shown on the top left of the document.
If we are also your agent, ask us to send you a copy of your tax year overviews for the relevant tax years.
